UCAR generated $651,591.73 in total revenue against $539,485.06 in total expenditures — an 82.8% expense-to-revenue ratio reflecting a healthy, well-managed organization with $88,267.43 in net revenue to reinvest.

UCAR is one of a smaller number of associations that owns and operates its own MLS — meaning MLS fees stay local, funding the technology and services members use every day. This is a significant strategic asset that benefits every member who uses the MLS.
Market Snapshot
The Upper Cumberland market delivered a strong 2025.
2,932 homes sold and an average of 103 days on market reflect a more balanced and strategic pace. Home values continued to climb, with a median sold price of $315,000 and total residential sales topping $1.03 billion in volume — a 10.2% increase over 2024.

Most requested education topics
Staff responsiveness was the highest-rated area in the survey — confirming that UCAR’s team continues to be one of the organization’s greatest strengths. Education was the second most celebrated area, with members consistently citing it as a top reason they engage with UCAR throughout the year.
